Four pillars that define the enclave.
Edited selection.
Not exhaustive.
01 / MASTER PLAN
Golf-ringed villas
Emaar arranged the community around the Montgomerie championship course, with most plots facing the fairways, lakes or landscaped reserves.
02 / HOMES
Built to order
Plots were sold as land. Owners built bespoke mansions, typically 12,000 to 33,000 sq ft, which is why no two houses repeat.
03 / MARKET
Prime scarcity
Stock is finite and rarely trades. Asking prices run from roughly AED 6M for older villas to above AED 150M for landmark mansions.
04 / CONNECTIVITY
West-corridor access
Within Emirates Living, the community reaches Dubai Marina in about 10 minutes and Downtown in around 20.
03 / Location
Plots sold blank.
Emirates Hills was laid out by Emaar as a gated villa community around the Montgomerie golf course. Plots were sold as land rather than finished homes, so owners commissioned mansions to their own brief. The result is a low-density enclave of large, individually designed houses, most facing the fairways or landscaped lakes.
