Meydan

Meydan (also called Meydan City) is a master-planned freehold community in Nad Al Sheba, built around Meydan Racecourse and master-planned by Meydan Group. It lies south-east of Downtown Dubai, between Business Bay, Nad Al Sheba and Al Quoz.

What the community is
• Developer: Meydan Group
• Meydan Racecourse opened in 2010 on the site of the former Nad Al Sheba Racecourse, and the 30th Dubai World Cup was run there on 28 March 2026
• The Meydan Hotel, which the Emirates Racing Authority calls the world’s first five-star trackside hotel
• Districts named in the portal guides: Meydan Avenue, Meydan One, Meydan Gated Community (including Millennium Estates and Grand Views) and The Polo Townhouses; Azizi Riviera is in Meydan One
• Meydan One was announced in August 2015, with a first phase then due by 2020. Property Finder’s guide to its mall, dated 8 October 2026, says the mall is under construction and its opening date is not final

Who it suits
People who want a greener, lower-density setting a short drive from Downtown Dubai and Business Bay.

Location and connectivity
The main roads named in the portal guides are Ras Al Khor Road, Al Ain Road and Al Khail Road. There is no Metro station inside the community: Property Finder and Bayut both name Business Bay as the nearest, and Bayut calls public transport inside the community limited.

Worth knowing
Meydan is several developments at different stages, and Meydan One is still being built. Confirm which one a listing belongs to, ask for the handover date of the exact building, and ask whether building works continue nearby. An independent inspection before purchase is sensible.
