Dubai Two-Year Property Investor Visa 2026: No AED 750,000 Floor
Dubai has removed the AED 750,000 minimum property value from its two-year property investor residence visa: a sole owner of a Dubai property can now apply at any value. Joint owners each need a registered share of at least AED 400,000. The update appeared on the Dubai Land Department's Cube Centre platform and was reported on 29 April 2026.

Real Estate Agency or Independent Broker in Dubai?
Neither structure is inherently safer. What actually matters is whether the person or firm in front of you can answer the questions that separate a well-run version of either from a poorly-run one.
“The market we work in does not move on headline prices. It moves on which inventory finds a buyer, and how quickly.”
— from a recent dispatchORN and BRN: How to Verify a Dubai Broker
ORN registers the office. BRN registers the person in front of you. Dubai's regulator makes both checkable directly — most buyers just don't know to ask.
How to Choose a Real Estate Broker in Dubai
Dubai has thousands of registered brokers. Reputation and referrals help, but the real filter is a short set of questions any legitimate broker can answer without hesitating.
Five Questions That Tell You Whether a Dubai Off-Plan Project Is Real in 2026
A legitimate off-plan project in Dubai will pass five checks you can run yourself before signing anything. A project that fails even one of them deserves a harder look before it gets your deposit. None of the five requires a lawyer, a translator, or specialist knowledge — each one requires asking a direct question and […]
Gross vs Net Rental Yield in Dubai: How to Work Out Your Real Return in 2026
The rental yield quoted on almost any Dubai property listing is the gross figure: annual rent divided by purchase price, before a single cost is subtracted. Your real return is what is left after the costs of buying and running the property, and it is reliably lower than the number in the listing. The only […]
Bookings, revenue, backlog, profit: how to read a Dubai developer’s results
Four large numbers appear when a Dubai developer reports. They are not versions of each other, and the one that matters most to an off-plan buyer is usually the one nobody quotes.

Renting out your Dubai property: the landlord’s essentials
Letting a property in Dubai is straightforward, but it runs on a few fixed rules that decide how much you can charge, how you register the tenancy, and what you owe the tenant in return. Getting them right at the outset avoids the disputes that fill the rental tribunal. Register the tenancy on Ejari Every […]
What a Dubai purchase actually costs: the fees beyond the price
The price on the listing is not the price of the purchase. In Dubai, a buyer should budget roughly seven to ten per cent above the agreed figure to cover the transfer, registration and service fees that complete a sale. Most are fixed by formula, which makes them straightforward to plan for once you know […]
The AED 2 million rule: Dubai property and the Golden visa
Owning property in Dubai worth AED 2 million or more opens the door to the UAE’s investor residence visa — the route most international buyers mean when they say “Golden visa.” The headline figure is simple. What it is measured against, and what it does not include, is where most applications stumble. The AED 2 […]
